Property Taxes
Property tax bills are mailed twice each year: Summer on July 1st (due September 14th) and December 1st (Due February 28th or 29th). Unless the due date falls on the weekend - then they will be accepted still the Monday following.
Summer taxes are payable from July 1st through September 14th without interest, unless deferred. September 15th a late fee is assessed to any remaining summer property tax balance. There is a 1% fee assessed at the start of each month until they are paid or sent to the Genesee County Treasurer's Office (process starts March 1 each year in which the county applies their own fees, penalties, and interest for delinquent taxes).
Winter taxes are payable from December 1st through February 28th (in 2024 due to leap year it is February 29th) without penalty or interest.
As of March 1st any balance remaining on the property tax bills are sent to the Genesee County Treasurer's Office where they assess their own fees, penalties, and interest for delinquent taxes.
Utility Bills
As of October 1, 2024 utility bill payments that are late are assessed a 5% penalty.
Utility bills that are delinquent as of September will be added as a line item on the winter tax bill for the property.
